8th Street and Monterey Street Rezoning & General Plan Amendment
The proposed amendments will change the designation of an approximately 2.8 undeveloped parcel (APN 022-183-030) on 8th Street at Monterey St. from Medium Density Residential to High Density Residential.  The general plan map amendment and corresponding rezoning will are requested to enable development of the site at a higher density allowed under the R-3 District zoning (16-22 units per acre.) The applicant proposed to construct an apartment complex on the subject property upon subsequent approval of a conditional use permit. With the adoption, of the zoning map amendment, a maximum of 61 units could be developed on the subject site.  The preliminary site plan prepared for the amendment application indicates that the applicant will request approval for development of 56 three-bedroom units.  An Initial Study and Mitigated Negative Declaration has been prepared for review.
 

Proposed Front Street Hotel
This is a proposed 4-story hotel located on a 2.75-acre downtown city block bounded by Front Street, Monterey Street, West Street and Benito Street. The project includes 146 hotel rooms with kitchenette and bath, a lobby, two conference rooms, a 5,265 square foot restaurant and 5,276 square feet of retail space. The project is expected to be reviewed by the City’s planning Commission in November 2010 and considered by the City Council in December 2010 and January 2011.


Proposed Santa Clara Apartments 
This is a proposal for nine 2 and 3-story apartment buildings totaling 240 living units on an 8.55-acre site along Santa Clara Street in the upper northeast part of the City. The project is expected to be considered by the Planning Commission in December 2010.

Proposed San Antonio Apartments
This is a proposal for five 2 and 3-story apartment buildings totaling 136 living units on an 4.96-acre site between San Antonio Street and Gabilan Drive in the upper northeast part of the City. The project is expected to be considered by the Planning Commission in December 2010.
